Rental income: roadmap & timelines for living spaces

We need to come to a solid collective agreement on which spaces we will be renting out and under which timelines those will become available.

This is an opportunity to not start creating a life bubble for even longer. The container setup is a good space for work away people and it is already established. Taking a established space and adding finishing touches and labelling it personal property doesn't seem fair.

I agree in principle to the idea & that should be enough to take it to a detailed plan. For kittea & Sun to put in the considerable effort needed to come up with a costed proposal is going to need some understanding that there are no big roadblocks. I agree with Sam that there is a lot to sort out but the proposal should be reframed in terms of getting an agreement in principle. I like the fact that we have our first Block because it means the issues are being taken seriously

Sam I have structured the ELF annual budget sheet so that it identifies all the rentable spaces separately. Can you have a look and let me know if that is what you have in mind?

It's a very good starting point, but as I said on a comment in the sheet the "loan - existing mortgage payout" throws things out considerably and I'm not sure how (or if) to include it.

We probably all also need to go through "expenses" and ensure we agree that everything present in there is to be considered "non-discretionary", and should come out of our rental payments. If it's non-discretionary, it should be taken monthly- so things like "roads & drainage" should be averaged out to monthly totals so that we know what our running costs are. Or alternatively, they should be considered separate to rent as expenses that community members can fund via capital contributions (this one probably not a great example, since it's maintenance, but I think you see my point).
