Hi all this requires everyone's attention and participation. There is an opportunity for us to construct a large dam on Monique's property that we can share. We can't do this without Mary's cooperation. She has said she would prefer to just do a boundary realignment and sell us the land needed to construct the dam wall. The overflow from the dam would go through the area proposed for ELF to acquire. This portion is about 0.9834Ha. The Rivendell portion is 0.8711Ha total of about 1.8545 Ha We would have to undertake the survey and title changes. The spreadsheet shows the calculated values of each portion and the proposed way to pay for them. We don't know if this will be acceptable to Mary until we put a proposal. We all need to consider the proposal and see if we can afford it. I think it is a win-win and am prepared to put in a share of the ELF deposit which would be 2k each if we split it 6 ways. The ELF balance would be paid over 10 years at 489.37/month if she agrees to vendor finance.

The cost is pretty cheap for the financially commented members of ELF so I'm keen and agree.

That commits me to an extra ~$110 per week for the next decade. My participation is dependent upon ELF refinancing itself.

Yes I agree actually that we need to see numbers on this before we all can commit knowingly- perhaps following creating the new budget spreadsheet @deancameron and I can do some projections with and without this investment included. But I'm voting to agree in principle to continue forward with investigating this.

Yes I think we all need to have the same clarity of mind as to what our ongoing expenses will be as a result of this before we agree to go ahead.

I agree to proceed in principle, bearing in mind that Mary hasn't even heard the proposal yet and she may have a different model of remuneration in mind. But yes, let's take this to her and give her the opportunity to accept or suggest a different way.(Ideally she would just agree to a 3 way share of the dam and we would be spared the extra expense. Is there a way we can sweeten the deal for her? An offer of food perhaps, from the orchards and gardens which will be watered from the dam? I guess $90K worth of food is a bit unrealistic to entice one person :) Is it more that ELF is also interested in increasing its land holding size?)

in negotiations if the proposal isn't acceptable to Mary we could point out that we would prefer to cut off and include a smaller section of land. The current realignment proposal is where she said she preferred it to go. From our perspective there is some nice sandy low lying areas that could be great water gardens lotus ponds etc but the best orchard areas could be facilitated by acquiring less than half of that area.
